12 Tips on How to Prepare Your Home for Professional Real Estate Photos
When selling your home, professional photographs can determine whether buyers schedule a showing or keep scrolling. Online listings are often a buyer’s first introduction to a property, so clean, bright and inviting photos are essential.
Fortunately, preparing your home for professional real estate photography does not require an expensive makeover. A few easy, intentional changes can help your home look more spacious, attractive and market-ready.
1. Start With a Thorough Cleaning
A clean home photographs better and communicates that the property has been well maintained. Before the photographer arrives:
- Dust furniture, shelves, ceiling fans and light fixtures.
- Vacuum carpets and mop hard-surface flooring.
- Clean windows, mirrors and glass doors.
- Wipe down countertops, cabinets and appliances.
- Remove fingerprints from stainless steel surfaces.
- Put away cleaning supplies, trash cans and pet accessories.
Pay particular attention to reflective surfaces. Smudges that may go unnoticed during everyday life can become surprisingly visible in professional photos.
2. Declutter Every Room
Clutter makes rooms appear smaller and distracts buyers from the home itself. Your goal is not to remove everything, but to simplify each space.
Clear off countertops, desks, nightstands and dressers. Store stacks of mail, paperwork, remote controls, chargers and other everyday items. Remove excess furniture when possible to improve flow and make rooms feel larger.
A helpful rule is to remove approximately one-third of the visible items from bookshelves, countertops and decorative surfaces. A few carefully selected accessories will photograph better than a crowded collection.
3. Depersonalize Without Making the Home Feel Empty

Buyers need to imagine themselves living in the home. Too many family photographs, personal collections or highly specific decorations can make that more difficult.
Temporarily put away:
- Family photographs
- Diplomas and certificates
- Children’s names or school information
- Religious or political items
- Valuable collections
- Personal documents and medications
You do not need to eliminate all personality. Neutral artwork, plants, books and simple decorative pieces can help the home feel warm while keeping the focus on the property.
4. Make the Kitchen Look Spacious
The kitchen is one of the most important rooms in real estate photography. Even a large kitchen can look cramped when the counters are crowded.
Remove small appliances, dish racks, paper towels, soap bottles, refrigerator magnets and cleaning products. Leave out only one or two attractive items, such as a bowl of fresh fruit, a small plant or a cookbook.
Make sure the sink is empty, the dishes are put away and the refrigerator doors are clean. Straighten stools and chairs, replace worn dish towels and turn on under-cabinet lighting if available.
5. Give the Bathrooms a Hotel-Like Feel
Bathrooms should appear fresh, clean and peaceful. Put away toothbrushes, toiletries, medications, razors, bathmats, scales and cleaning products. Close toilet lids and empty the trash.
Hang clean, coordinated towels and consider adding one simple decorative item, such as a small plant or neatly folded hand towel. Clean the mirrors, faucets, shower doors and grout carefully. These small details can make a major difference in listing photos.
6. Prepare the Bedrooms
Make every bed neatly using clean bedding. Smooth wrinkles, arrange the pillows evenly and make sure nothing is visible underneath the bed.
Clear nightstands of chargers, tissues, medications and personal items. Remove laundry baskets, exercise equipment and excess furniture. In children’s rooms, organize toys and simplify colorful decorations so the room still feels cheerful without appearing cluttered.
7. Brighten the Home
Natural light helps rooms look larger and more welcoming. Before the photo session:
- Open curtains and blinds.
- Replace burned-out bulbs.
- Use bulbs with consistent color temperatures.
- Turn on every interior light.
- Add more light if necessary.
- Clean windows and glass doors.
- Move anything blocking natural light.
Avoid mixing bright white bulbs with warm yellow bulbs in the same room. Consistent lighting produces cleaner, more professional-looking photographs.
8. Check Every Visible Detail
Professional real estate photography captures more than most homeowners expect. Walk through each room and look for small distractions, including:
- Crooked artwork
- Tangled electrical cords
- Visible trash cans
- Overfilled closets
- Pet beds, bowls and litter boxes
- Open cabinet doors
- Wrinkled rugs
- Missing lightbulbs
- Uneven blinds
- Items attached to the refrigerator
Straighten chairs, pillows, rugs and window treatments. These quick adjustments create a more polished final presentation.
9. Improve Your Home’s Curb Appeal
The exterior photograph is often the first image buyers see, making curb appeal especially important when preparing a home for sale.
Mow the lawn, trim overgrown landscaping and remove weeds, leaves and debris. Sweep the driveway and walkways, hide garbage cans and garden hoses, and remove unnecessary vehicles from the driveway. Clean the front door and place a fresh doormat at the entrance.
In South Florida, pay special attention to tropical landscaping, patios, screen enclosures and outdoor living areas. Trim dead palm fronds, clean exterior furniture and remove anything that makes the yard appear difficult to maintain.
10. Prepare the Pool and Outdoor Areas

A pool can be a major selling feature, but it must look clean and inviting in photographs. Remove leaves and debris, skim the water and put away cleaning equipment, chemicals and hoses.
Arrange patio furniture neatly and remove faded cushions, broken planters and unnecessary items. Close patio umbrellas if they block the view of the yard or pool. If the pool has decorative water features, ask your real estate agent or photographer whether they should be turned on.
11. Make Arrangements for Pets
Pets should be safely out of the home during the photography appointment whenever possible. Remove food bowls, crates, toys, beds, litter boxes and waste from the yard.
This keeps pets safe, helps the photographer work efficiently and prevents pet-related items from distracting buyers.
12. Complete a Final Walk-Through
Approximately 30 minutes before the photographer arrives, walk through the home as though you were seeing it for the first time. Check that:
- Beds are made.
- Toilet lids are closed.
- Countertops are clear.
- Lights are on.
- Curtains and blinds are open.
- Fans and televisions are off.
- Trash cans and pet items are hidden.
- Vehicles are moved away from the front of the home.
- People and pets are ready to leave.
Once the photography begins, it is best to allow the photographer to move through the home without interruption.
